DEVELOPMENTS
Los Cabos’ New Luxury Hub: Anima Village.

Anima Village
A game-changing addition to Los Cabos! Anima Village, a new high-concept luxury shopping and dining destination developed by SOMA Group, is set to open its doors on October 1st, 2025. Located in Cabo del Sol community along the Corridor, just off the highway, this shopping village aims to be a new gold standard for luxury experiences.
Ánima Village is designed to offer a unique blend of retail, gastronomy, art, well-being, and nature, with each corner inviting visitors to enjoy the moment. It will feature over 80 to 84 exclusive brands, including names like Louis Vuitton, Prada, Cartier, Rolex, Dolce & Gabbana, Hermès, and James Perse. Food enthusiasts will find a true paradise, with fine dining concepts such as Casa Grande and Trastevere, alongside beloved local spots like La Lupita, famous for its creative tacos.
This exciting development is set to redefine luxury in Los Cabos, addressing a long-standing need for a comprehensive high-end retail experience in the region. By creating a walkable hub for luxury, food, and art, Ánima Village, in conjunction with the nearby Park Hyatt Los Cabos and the ultra-exclusive Soho House Los Cabos, will establish a powerful new "luxury triangle". This transformation aims to make Cabo del Sol a "Riviera-style" destination, elevating Los Cabos into a global hotspot for fashion, food, and culture, and further enhancing the appeal of real estate in the area.
We look forward to seeing what Anima Village will bring to our community! To get an even closer look at this stunning project and all it has to offer, check out this video:

URBAN PLANNING
La Paz's New Urban Vision: Prioritizing Safety and City Character.

Height Restriction in La Paz
Effective June 8, 2025, the city of La Paz has implemented a significant change in its building regulations, restricting the maximum height of new constructions to 10 stories. This amendment, part of the 2018 Urban Development Plan, represents a notable reduction from the previous allowance of up to 20 stories. This policy adjustment specifically targets the vertical growth within the city's downtown area.
This new height restriction is poised to have a positive impact on the visual aesthetics of La Paz's urban core. By preventing the construction of excessively tall buildings, the city aims to maintain a more cohesive and pedestrian-friendly urban landscape. Limiting building heights can help preserve unobstructed views, which is crucial for a city like La Paz, known for its natural surroundings and coastal vistas, though our source does not explicitly state this reason. This promotes a more harmonious integration of development with the existing urban fabric and surrounding environment.
The reduction in maximum building height contributes to a managed urban expansion strategy. It helps prevent a skyline dominated by towering structures, thereby maintaining the character and scale of the city center. This approach aligns with broader urban planning principles that prioritize sustainable development and the enhancement of public spaces, ensuring that new constructions complement rather than overwhelm the existing architectural and natural beauty of La Paz.
In summary, the implementation of the 10-story building height limit in central La Paz is a strategic move to refine the city's visual appeal and ensure more controlled urban development. This measure is expected to foster a more pleasant and visually appealing environment for residents and visitors alike, reflecting a commitment to thoughtful urban planning in the heart of the city.
We hope Los Cabos, will take actions like this.

LOCAL HISTORY
Baja California: Mexico’s Secret Front in WWII.

Baja Califonia Mexico’s Front Line in WW2
In the shadow of Pearl Harbor, Baja California became a quiet but strategic frontier. Though officially neutral at first, Mexico granted the United States access to five airfields and naval bases in the region, responding to concerns that Axis forces might exploit its vast, vulnerable coastline. Retired General Lázaro Cárdenas was recalled to oversee the Pacific Zone, as Mexican troops bolstered defenses, arriving in Tijuana via U.S. trains from Sonora. By early 1942, the U.S. – Mexico Defense Board was formed, signaling a coordinated continental defense effort.
Mexican forces sprang into action, building infrastructure and coastal defenses. A thousand volunteer militia joined regular troops to construct roads, communications lines, and gun emplacements across the peninsula. Meanwhile, Japanese residents were forcibly relocated 100 kilometers inland following Mexico’s diplomatic break with Japan, a reflection of the era’s fear and urgency.

The skies and shores of Baja became militarized, with airstrips and radar stations emerging rapidly. Strategic airdrome sites were proposed from El Ciprés to La Paz, while the U.S. installed early-warning radar outposts along Baja California Norte. These included Stations B-92, B-94, and B-97, critical eyes watching over the southern approaches to San Diego and the broader Pacific theater.
The specter of invasion loomed large, even in minds like General Patton's. He believed a Japanese assault on Baja could be a prelude to attacks on Southern California’s aircraft factories. His forces stood ready near the border, prepared to move into Mexico within minutes. That invasion never came, Japan struck the Aleutians instead, but Baja California’s quiet transformation into a wartime buffer was a vital, if often overlooked, part of continental defense history.

IMMIGRATION
Understanding the Multiple Immigration Form (FMM).

Immigration Form
The FMM, often issued digitally as FMMD, is your official document for legally entering and staying in Mexico temporarily. It's used for all visitor visa authorizations, including tourism and business trips. For business visitors, the FMM allows "unremunerated activities," meaning you can't be paid by a Mexican company or person; your income should come from your home country. Activities like negotiating a contract or engaging in transactions, which would include signing a fideicomiso deed, are permitted. When you arrive, it's crucial to state "business" as your purpose to ensure you get the correct immigration status.
To help your entry go smoothly, immigration authorities might ask for supporting documents. These could include your valid passport, a round-trip airline ticket, and hotel reservations. For business purposes, a letter from your foreign company confirming your employment and stating that you won't receive payment from any Mexican entity during your visit is highly recommended. You can obtain the FMM online, at entry points like airports, or at Mexican consulates, and you usually have 60 calendar days after entry to download it if it's FMMD.
The FMM generally grants a maximum stay of 180 days. It's vital to remember that the FMM is a temporary document and does not allow you to switch to a work permit or permanent residency while in Mexico; those require separate application processes typically initiated outside the country. Always keep your FMM safe throughout your stay, as you'll need it when you depart, and complying with its conditions helps avoid legal issues.

TITLE TIP
Fideicomisos de Garantía: A Secure, Flexible Tool for Smart Business.

A fideicomiso de garantía — or guarantee trust — is a powerful legal structure that allows businesses and individuals to secure obligations by temporarily transferring assets or rights to a neutral third party (the fiduciary). This fiduciary holds and manages the assets under strict, pre-agreed terms to ensure fulfillment of a contract. If the obligation is met, the assets return to the original owner. If not, they’re executed according to the trust’s rules, often without needing court involvement.
Today, entrepreneurs, developers, and growing enterprises use guarantee trusts to add certainty and structure to deals involving private financing, deferred payments, bridge loans, or joint investments. Their greatest strengths lie in their flexibility, neutrality, and ability to avoid costly disputes by clearly defining what happens in every scenario.
That’s where International Land Title (ILT) comes in. With years of hands-on experience implementing these trusts across Mexico, ILT offers you more than just a legal structure; we provide strategic guidance. Our team knows how to design each fideicomiso to fit your specific needs, align interests, and protect your assets while keeping deals moving forward.
